Plenty of Outdoor Fun to be Had at Lake Norman Before the Summer Ends

It is the last few weeks of summer; send it out with a bang. If you live in an apartment in Mooresville, NC you are conveniently located right near Lake Norman. With so many outside activities to do in the State Park and around the Lake, it will be easy to send the kids back to school with fun things to talk about and plenty of Vitamin D.

At Lake Norman State Park, fun is easy. This is the largest manmade lake in the state. When filled to capacity, its surface area is 32,510 acres with a shoreline of 520 miles, no wonder it is nicknamed the “Inland Sea”. Thirteen miles of the shoreline are in the state park, which provides boating access. Enjoy biking, swimming, boating and fishing all day, any day here.

The park also has its own 33-acre lake where people enjoy fishing and boating. And with hiking and biking trails, picnic areas, interpretive programs and campgrounds, there's more to Lake Norman State Park than just water.

Pedal boats and canoes are available for rent all summer long. Private boats can be put in the lake at the boat launch area at the south end of the lake. Popular game fish in Lake Norman include crappie, bluegill and yellow perch, as well as striped, largemouth and white bass. The smaller park lake also has some choice fishing spots.

A swim area is located in the south area of the park near an accessible fishing pier and the pier picnic area. The complex includes a 125-yard-long sand beach, parking area and bathhouse with concession stand, restrooms, changing stalls, warm showers and lockers. The swim complex is open daily through Oct. 31.

So before school begins, take advantage of all there is to do  in your neighborhood.

Renting is Generally Better Than Buying in Mooresville, NC

When deciding whether to rent or buy, you are making the choice to rent an apartment home or renting the capital needed to buy a home. Most Americans don't consider that they are renting equity (from the bank) to buy a home. As you are aware, very little equity is built in the first few years of paying a mortgage. Many people are surprisingly still very unaware of this fact.

This following article explains how renting is financially better than buying in about 75% of cases!

For the Past 30 Years, Renting Was Generally Better Than Buying


If homeownership is the American dream, then the nation had better wake up. That's the message from a new research paper that examines whether buying or renting a home was a better financial decision over the past 30 years. Most would find the result surprising: over the period Americans were better off renting between 65% and 75% of the time, depending on the investment alternative.

The article essentially looks at eight-year periods and assumes that a person invests the money he or she saves by renting. Since buying is generally more expensive than renting, renters have extra money to invest. It also makes a number of assumptions favorable to homeownership, including gains from the mortgage interest tax deduction, the option to refinance, and the ability to walk away -- loss-free -- from an underwater mortgage. Still, renting wins approximately three-quarters of the time.

The staff at economic research organization e21 explains why this result actually shouldn't be so shocking:

Counter-intuitive as the finding may be to some, it is actually quite logical. Unless someone possesses the cash necessary to buy a residence, he or she will be renting one way or another. The choice is between renting the property directly or instead renting the capital necessary to buy the property. The amount of capital to be rented is a function of house prices, while the bulk of a mortgage payment is interest, which is the rental payment on this capital. After 2 years, the typical 30-year amortizing mortgage balance has been reduced by less than 3%. This means that a household that took out a $300,000 mortgage with a 5% interest rate to buy a home has only reduced its mortgage balance by $8,600 after two years despite spending nearly $39,000 in total over this period.

Housing advocates may respond by pointing out that at least the $8,600 in this scenario went towards home equity rather than simply being squandered on rent. But, as demonstrated in the Real Estate Economics article, the principal component of each mortgage payment - i.e. the portion of the mortgage payment that goes towards reducing the principal mortgage balance instead of interest - is an added expense renters don't have.

This turns the real estate industry's biggest talking point on its head: you aren't throwing rent into the wind each month, you're casting away equity.

Of course, that equity also provides a potential benefit. The analysis's eight-year rolling methodology appears to miss the biggest reward of owning a home: living rent-free once the home is paid off. After that 30-years is up, the longer a family remains in that home rent-free, the more buying pays off. Taking this into account would almost certainly change the result in some, if not all situations. Renting may be a better option initially, but there's no eventual reward.

An important point still needs to be made here: buying a home that you don't plan to live in for an extended period of time probably isn't a great idea. The rent you pay in the form of interest on a 30-year loan for five or even 10 years won't be any better than if you had just rented outright. But if you're planning on living in a home for 30-plus years, then you could potentially get some benefit from buying rather than renting.

Music and Fun Around Lake Norman

If you live in an apartment in Mooresvill, NC there is certainly plenty to do. The Lake Norman area is loaded with all kinds of fun activities.

However, if you are looking for fun, cocktails, friends and maybe some music, here are a couple of things we recommend.

"Sip & Shop" Wine Tasting:
Sip an assortment of local wine, shop the art gallery, and take home a complimentary Wooden Stone wine glass. The Wooden Stone Gallery on July 23, at 4pm. Admission is $8.

Jazz Cruise:
Enjoy a performance by the national recording artist, saxophonist Steve Cole. This is a three-hour cruise on Lake Norman with light hors d'oeuvres and a cash bar. The first cruise will take place noon-3 p.m. with boarding at 11:30 a.m. The second cruise boards at 4:30 p.m. All guests should park at the Galway Hooker Irish Pub. Guests will be shuttled to the marina.

Friday Shag Nights
No cover charge. Great food and a full bar, music and plenty of dancing. Safe, fun and friendly environment where people start gathering at 7 p.m to eat and the music starts at 8.

Summer Activities for Your Kids Near Lake Norman

The heat keeps getting hotter, and the summer is still here. Kids are getting a bit stir crazy and are looking for more things to do. Parents, are you looking for some ideas? If you live in an apartment in Mooresville, NC you probably want some other ideas for kids activities besides the community pool.

Here are some ideas for summer fun with your kids in the Lake Norman area:

  1. Bella Pottery, Meg-Art or Studio B Pottery. If your kids are artistic, they’ll have a blast at one of these three area pottery studios! They can get “dirty” with paint and let their creative juices flow.
  2. The Lake Norman area is home to 3 splash pads, Birkdale in Huntersville, Beatty’s Ford Park in Denver and, Hope Park in Mooresville. Put them in their swimsuits and slather on the sunscreen and let them splash away.
  3. Village Park in Kannapolis. Just a hop and a skip away from Lake Norman is the activity-filled park in Cabarrus County. Along with an extensive playground, Village Park offers a splash pad, train rides, picnic areas and a large amphitheater with outdoor concerts.
  4. Farms – or a farmers market. Kids are fascinated with food and animals, and the Lake Norman area has a variety of farms and farmers markets to satisfy their curiosity. Right outside of Mooresville, Patterson Farms offers a playground with play farm equipment, a petting zoo, a “cow” cart tram and a farmers market.
  5. Zootastic. Just north of Lake Norman in Troutman, the park gives your kids a peek at exotic animals, lets them feed them at a petting zoo and offers special events all year long. And, kids 5 and older are eligible for one of the park’s zookeeper camps.
  6. Lazy 5 Ranch. Just past the Rowan County line in Mooresville, Lazy 5 is home to more than 750 animals from six continents. They can pretend they’re on a safari with tours via either a horse-drawn carriage or the comfort of your own vehicle.
  7. Author Squad. Help hone your child’s literary talents with a visit to the Huntersville children’s bookstore, which offers educational camps for kids 5 and older throughout the summer. Your kids can write and “publish” their own books.

North Carolina has experienced steady population growth throughout its history. The rate has never dipped into single digits in any decade since the Civil War. Presently the rate of growth in North Carolina is 18%, which is ranked sixth in the top 10 fastest growing states in the country. This is not surprising considering the fact that its geography includes beautiful mountains and expansive oceans and lakes. The climate is perfect with four mild seasons.

Its growth has been augmented recently by the "halfback" phenomenon: Northerners retire to Florida, decide they don't like it and move halfway back north, to mid-South states like the Carolinas. With wonderful places to live, southern style hospitality, great food and comfortable standard of living, what is not to like about North Carolina.

Tips on How to Beat the Heat in North Carolina

It sure has been hot here in Mooresville, NC. With temperatures in the 90’s all week, the staff at Abberly Green would like to provide you with some tips from the American Red Cross on how to beat the heat:

  • Stay hydrated. Drink plenty of fluids, even if you do not feel thirsty. Avoid drinks with caffeine or alcohol. Eat small meals and eat more often.
  • Wear loose-fitting, lightweight, light-colored clothing. Avoid dark colors because they absorb the sun’s rays.
  • Slow down, stay indoors and avoid strenuous exercise during the hottest part of the day. Postpone outdoor games and activities.
  • Take frequent breaks if you must work outdoors, and use a buddy system when working in excessive heat.
  • Check on family, friends and neighbors who spend a lot of time outdoors, who spend much of their time alone or who are more likely to be affected by the heat.
  • Never leave children or pets alone in enclosed vehicles. Check on your animals frequently to ensure that they are not suffering from the heat.

It Does Make "Cents" to Rent

National house prices have dipped in 19 of the 20 largest metro regions, and declines in house prices are expected to continue given the 1.9 million in backlogged foreclosures. As the American economy shifts from buying to renting, with the number of renting households rising by 700,000 annually -- according to a USA Today analysis of Census data -- the number of homeowners fell by nearly 200,000 per year. Unemployment rates remain high and wages are down, which makes it more difficult for people to buy a house and prompts them to rent.

A number of studies continue to show that renting is better than owning for many Americans, with a house being a poor investment compared to renting and investing in inflation-adjusted Treasury bonds. In the paper "American Dream or American Obsession?," Wenli Li and Fang Yang from the Philadelphia Federal Reserve Bank concluded that the "adjusted real rate of return on housing actually falls below zero," and the national rate of return for home ownership between 1975 and 2009 was 1.3 percent, below the 3.375 percent return for stocks.

Home ownership translates into less money available for investment and owning a house limits mobility should a new job opportunity arise elsewhere. Some economists have even suggested that high home ownership rates correlate to high unemployment rates. Declines in house prices could make it difficult to sell if the house is worth less than its mortgage. Not everyone should own a house, and the recession has helped eliminate some of the stigma once associated with renting, now that 70 percent of Americans now agree that renting has its advantages over owning.
